Reservations:
Reservations
can be made on the Internet 24 hours a day, or
by calling 480-251-1496,
by
mail, or in person seven days a week from 9:00 AM to 5:00
PM on Monday through Saturday and 11:00 AM to 5:00 PM
on Sundays. All prices quoted on this website are for
7 day rentals.
A 50% ADVANCE RENTAL AMOUNT MUST BE RECEIVED WITHIN 10
DAYS OF THE BOOKING TO CONFIRM A RESERVATION. YOUR VACATION
RENTAL AGREEMENT WILL BE CANCELLED WITHOUT NOTICE IF THIS
IS NOT RECEIVED.
A vacation rental agreement will be mailed to you after
the reservation is made. This document will detail cost,
due dates and policies. Receipt of a signed vacation rental
agreement will be required prior to confirmation of your
reservation.
The 50% down payment includes:
• half of the rent
• half the sales, use and occupancy tax
• the optional Lodging Protection Insurance
• travel protection (more
info)
• security deposit protection (more
info)
• the $35.00 Reservation fee, (plus sales and use
tax).
The Security Deposit Protection
Plan may be offered in lieu of paying the refundable
Security Deposit and is due with your final payment. If
a Security Deposit Protection Plan is not offered, you
will be responsible for paying the Security Deposit listed
if applicable.
The reservation fee, Lodging Protection Insurance and
Security Deposit Protection Plan, if offered, are non-refundable.
THE ENTIRE BALANCE OF YOUR VACATION RENTAL AGREEMENT AMOUNT
IS DUE IN OUR OFFICE 30 DAYS PRIOR TO YOUR CHECK-IN DATE.
Personal checks are acceptable for advance rental amounts,
balances and security deposit payments provided the check
is received 30 days prior to the vacation rental agreement
date. Otherwise, the payment must be in the form of certified
or cashier’s check, money order, Mastercard, Visa
or Discover. A 2.5% Convenience fee may be charged for
all payments other than a personal check or money order.
Also, a $25 service charge on all returned checks will
be added to your balance.

Travel
Protection:
Travel protection is available and is included as an option
for all of our vacation rental properties.
Travel protection is included unless you opt out. If not,
GCabanas will arrange the insurance on your behalf.
For your convenience, GCabanas will include a separate
document which explains the travel protection benefits
to you.
Travel protection will protect you in case of a delay
or cancellation. The cost is automatically quoted based
on the cost of the trip.
There is no paperwork required; the transaction is completed
through the Web.

Cancellations:
If there is a need for a cancellation, GCabanas MUST be
notified in writing 30 days or more prior to the guests
reservation.
There is a $150 cancellation fee. GCabanas will make every
effort to re-rent the property at the same cost. If the
property is re-rented for the same amount, the guest will
receive a refund of the advance rental payment less the
$150 cancellation fee. If GCabanas re-rents unit for less
than the original rate, the guest will be responsible
for the difference of the rental fee. The difference will
be deducted along with the $150 cancellation fee from
the original deposit.
All refunds will be made within 60 days of the re-rental.
If the property is not re-rented, no refund will be paid.
If the Travel Insurance option was purchased, the insurance
premium will not be refunded.

Security
Deposit:
A Security Deposit Protection Plan covers guests for up
to $1500 if the property or its contents are damaged during
their stay.
Each reservation requires a security deposit. Guests may
use cash or a valid Visa or MasterCard card. GCabanas
will use the credit card or cash security deposit to reimburse
owner for:
• Damages,
• Broken or missing items,
• Long distance phone calls (subject to $20 service
charge) repayment,
• Cleaning beyond normal wear and tear,
• Late check-out,
• Keys not returned.
GCabanas
expect all their guests to be respectful of the vacation
rental units. A thorough inspection is performed to ensure
our vacation rental units are left in good condition.
Guests should report missing or broken items during their
stay so they are not billed for missing or broken items.
Please assist us by reporting any missing or broken items
to our office within 24 hours so that you will not be
held responsible.
If the vacation rental requires extra cleaning because
you left it in poor condition, you may be charged an additional
cleaning fee.
Two (2) KEYS and ACCESS CARDS will be issued at check-in.
A charge per key will be deducted from your security deposit
for keys/cards not returned.

Check-in
/ Check-out:
Check-in time –
The day of arrival, check-in time is between 3:00 p.m.
and 5:00 p.m.
If these times are not accessible, please contact GCabanas
so after hour arrangements can be planned.
We can only provide for late check-in if your balance
has been paid in full and your lease has been signed and
returned to us.
Check-out time –
The day of departure, the check-out time is 10:00 a.m.
with NO EXCEPTIONS.
GCabanas ask its guests to follow this rule as our housekeeping
staff needs time to prepare for our next guests. Before
vacating the vacation rental unit, please secure all windows
and doors, wash dishes, clean out the refrigerator, remove
all trash, leave all towels and linens by the front door
and return keys to either the HOA office or return your
keys to where you picked them up (either the lockbox or
our office) by 10:00 a.m. on your scheduled day of departure.

Pet Policy:
Are pets allowed? If you are looking for a pet friendly
vacation rental, GCabanas will list if the property is
pet friendly or not.
Please call us to confirm availability for your pet as
the pet must be pre-approved by GCabanas.
If your pet is approved, an additional deposit of $500
(minimum) will be required.
Any damages or accidents caused by a pet, the pet owners
are financially responsible Pet owners are financially
responsible.

Equipment & Condition
of Units:
Each vacation rental unit is individually owned. Most
are furnished with dishes, cookware, flatware, glasses,
and basic appliances. Bed linens and towels are provided
but beach towels are not available in every vacation rental.
GCabanas is not liable for changes the owner has made
or if the photos on the Website don’t exactly replicate
what you see when you arrive.
There will be no changing units.
All equipment in the vacation rentals should be in working
order. If there are is any equipment that does now work,
please report these to the office. The equipment will
be repaired to the best capability.
There will be no refunds for equipment like air conditioners
or appliances that do not work properly.

Occupants:
Occupants signing the contract must be an adult 25 years
of age or older. In addition, all occupants of the house
must be either the guests named in the contract or registered
guests of the occupant named in the contract.
Total number of occupants is defined in the contract per
vacation rental. All occupants MUST comply with these
terms. If they refuse, occupants will not be allowed entry
onto the premises and no rent will be refunded.
NO EXCEPTIONS. GCabanas will not tolerate
overcrowding of the property. No RVs or campers are allowed
on any vacation rentals as extra space for sleeping.

Construction:
GCabanas is not responsible for construction plans that
may occur near one of our vacation rentals. No compensation
or moves to other properties will be considered.

Locked
Closets:
If you enter a unit which has locked closets, please respect
these items. Any locked closets contain the owner’s
personal property. They are not included as part of your
rental.

Items Left Behind:
GCabanas will not be held responsible for items left behind.
Before leaving your vacation rental, please double check
for personal items before departing the unit. If items
are found, payment for shipping must be made by guest
in advance. GCabanas is not liable for lost or damaged
shipments. A $30 handling fee will be charged to arrange
the shipping.

Returning Guests Reservations:
GCabanas give current guests first priority to reserve
the same unit for the next year during the same rental
week. If you plan to occupy the same unit next year, let
us know so we can roll over your security deposit. The
roll over deposit allows you to hold a reservation in
your name for the following year and is then applied toward
your next year security deposit. Rental rates are not
guaranteed and cannot be confirmed until the agreements
for the following year are sent out.

Units for Sale:
GCabanas vacation rental properties may be listed for
sale. Guests should understand this and that every effort
will be made to schedule the showing so that it does not
interrupt a guest’s vacation. Guests understand
that if a sale or transfer of the rental property occurs,
the new owner may not honor a rental that has been booked
in advance. GCabanas will do everything possible to insure
the reservation is honored, but cannot guarantee the actions
of any owner.
